What is a "Buyer's Agent" and why should I have one? Please see this flyer for more information about how I can help you as your Buyer's Agent. A Buyer's Agent is a real estate agent who has entered into an agreement with a potential home buyer. The legal document for creating this relationship is called the "Virginia Association of REALTORS® Exclusive Right to Represent Buyer Agreement." This document is a standardized form outlining the terms and duties for both the buyer and the broker (owner) of the real estate firm. The agreement is actually between the real estate firm and the buyer, but typically there is one real estate agent per buyer acting as a Buyer's Agent. In general terms, the agreement says in part that the real estate agent will work for the buyer, with a legal obligation to "represent solely the interest of the Buyer in all negotiations and transactions regarding the acquisition of real property..." What this really means is that you will have a real estate professional "on your side," partnering with you during the home buying process. Think of it this way ~ if I am your Buyer's Agent, you are my client. I work for you. We can discuss strategies, share confidential information, and work together to negotiate the best possible deal with the seller. If you don't engage me as your Buyer's Agent, but you want me to show you some houses, I can do that, but you will be a "Customer" and you should be aware that I am working for the sellers of each house we see. You should not share any information with me that you would not want the seller to know. I am unable to guide you or act on your behalf. Commissions on real estate sales are typically paid by the seller, so engaging a Buyer's Agent to work on your behalf won't cost you anything, and the benefits can be substantial. For more information, call 434.817.6055 or email me today! 2. How are REALTORS® compensated? Unlike most professionals, REALTORS® are usually not paid for their services as they are rendered. We have traditionally been compensated through commissions received after properties have been closed. Commissions are divided between the broker (owner) of the real estate company and the sales associate. REALTORS® are Independent Contractors, and as such receive no salaried income or benefits from the firm. Both the firm and the agent incur expenses as part of the normal business process and these expenses are not offset until after closing. 3. Can you show me properties that other firms or agents have listed for sale? Yes! I can help you with any property. As a licensed REALTOR® in Virginia, I have access to a database that contains ALL properties for sale in at least 12 counties in and around central Virginia. I can take you to see the inside of any property you like, and would welcome the opportunity to partner with you in your search for a new home. I can search the database for properties for you based on your criteria, and I can call you or even email you with details on properties that match.
