GO DIRECTLY TO THE AUCTION LISTINGS Current real estate market conditions present challenges for sellers of real estate, and for Realtors representing those sellers. An idea I am using to maximize exposure to the market for some of my listings is the concept of an "Informal Reserve Auction." The idea is simple, really. I take an existing listing of a home for sale, and run it as an auction for a set period of time. The auction could run for just a weekend, or for as long as a couple of weeks or more. The idea behind an auction is to create urgency and maximize exposure, bringing buyers and sellers together quickly and efficiently. The auction is "informal" because there's no third-party involved, no auctioneer. No one is standing on the courthouse steps shouting out bids. This is NOT a foreclosure or short-sale situation. The auction is a "reserve" auction because the seller has a dollar amount in mind (the reserve amount) which is not disclosed, below which he will not sell. So there is no obligation to sell at any price, only to accept bids. We set a "minimum bid" amount which is typically significantly less than the desired sales price. This is the price we put into the MLS database, along with disclosures that this is an informal reserve auction. Buyers and their Realtors then see the listing while searching the MLS system where the home appears to be a good match for them. The result of running an auction like this is an immensely increased volume of potential buyers looking at the house. Increased exposure generates excitement about the house, which leads to competitive offers for purchase.
